Home information Packs (HIP)

Home-owners or their agent marketing a residential property in England or Wales are now under a legal duty to provide a Home Information Pack.
The following compulsory documents must be included in a Home Information Pack HIP).

  • Home Information Pack (HIP) Index
  • Energy Performance Certificate (EPC)
  • Sale statement
  • Standard searches
  • Evidence of title
  • Additional information for leasehold and commonhold sales, where appropriate.

Optional documents in the Home Information Pack (HIP) include:

  • Home Condition Report (HCR)
  • Legal summary
  • Home use/contents forms
  • Other documents
  • Additional information for leasehold and commonhold sales, where appropriate.

Why Home information Packs (HIP)?

As part of the Government's commitment to making buying and selling homes easier, Part 5 of the Housing Act 2004 has introduced a legal obligation on home-owners or their selling agents to have a Home Information Pack available when marketing homes for sale. This is set out in more detail in the Home Information Pack (No2) Regulations 2007 and associated Procedural Guidance

These have been further revised to reflect the Housing Minister's announcement of 22nd May 2007. The Government reasoning for Home Information Pack (HIP) implementation is also set out in their Regulatory Impact Assessment.
